Can I come and take a look at the accommodation before I book?
Yes! Our show flats are open between 9am and 5.30pm Monday to Friday (excluding Bank Holidays). Please contact us beforehand so we can arrange for a member of staff to meet you at your chosen site and give you a detailed tour of the accommodation and talk through any queries you may have. Can any students live at Gradpad?
Provided you are pursuing a full-time postgraduate course of study at a London institution, you are eligible to live at GradPad.
How do I book accommodation at GradPad?
To book a room/studio you must do so through the GradPad website. At this stage you will be required to fill in some personal details, pick which GradPad location you would like to live at, pick your room/studio type and pay a £100 booking fee and £400 deposit.
Can I share a room/studio with my friend/partner?
Yes! If you wish to share a room/studio then you must book a Premium Studio. Only one of you needs to make the booking for the Premium Studio, when booking you must give details of the 2nd resident in the special requirements box and state their student status information. They will need to be a full time student throughout their stay at GradPad as well. Please note that all Premium Studios contain a double bed only.
I have booked a premium studio, can I change the name of the co-tenant (2nd resident) as often as I like?
You must inform us during the booking process of the intended co-tenant's name. This can be changed only once during the term of the license and there will be a £150 fee for doing so. The co-tenant must provide photographic ID, 2 x passport photos, valid full-time student status and be over the age of 18 years.
If I book a room/studio but do not end up studying in London, can I get my money back?
If you do not get a place at the University of your choice or did not manage to obtain a student visa then GradPad will refund you the £400 deposit – providing you inform GradPad before your first payment date (10 days before your contract start date).

If you decide that you no longer want to live at GradPad and let us know in writing within 10 working days of receiving your formal offer of accommodation we will then refund your £400 deposit but the £100 booking fee will be retained. Please note that this is not applicable to any bookings or cancellations made after the first payment date (10 days before the contract starts). What contract lengths does GradPad offer? Will I be able to move out early?
All contracts are for a fixed 51 week term. You can move out whenever you are ready but you will still need to pay the full rent until the end of the agreement unless you are able to find an eligible replacement postgraduate tenant to take over the remainder of your contract.
Can I choose which floor I live on? When will I find out my room number?
Rooms are allocated on a first come first served basis but you can specify where you would prefer your room to be. We always choose from those which are still available at the time that you book. If you have any preferences or requests you can record these in the special requirements box when booking. We will then make every effort to accommodate any preferences you may have. You will be given your room number upon your arrival – unfortunately we cannot give you this before your arrival. Please DO NOT arrange for items/belongings to be delivered before your arrival as we are unable to store anything that arrives before you do!
What dates can I move into my new GradPad room/studio?
When booking you are given the choice of 3 start dates; Saturday 2nd September, Saturday 16th September or Saturday 30th September 2017. You can move in on the day your contract starts or any day thereafter but not before. Please note: it will not be possible to extend your contract at the end of the 51 week tenancy so we advise you to pick the start date that best aligns with the dates of your postgraduate course.
What happens if I am unable to move in on my chosen start date?
You do not have to move in on your chosen start date. You can move in anytime after your chosen start date, just not before. If you know you will be arriving on a different date please inform the GradPad team so we can make the necessary arrangements to welcome you when you do arrive!
When I complete my accommodation license what else do I need to upload on my GradPad account?
We have gone Online now which means you will be able to review and accept your contract (Accommodation Licence) online. If you are paying the rent fully in advance you need to upload the following documents; 1 x passport photo, a photocopy of your passport, a recent utility bill/bank statement or letter from your university dated within the last 3 months as proof of your address - with your name on it. If you are paying the rent in installments then you are required to provide the same information, as well as; a copy of your guarantor’s proof of address in the UK which must be in the form of either a utilities bill or bank statement and a copy of your guarantors photo ID - your guarantor will be sent a separate email requesting to upload those documents online too.
If I decide to vacate my room during the licence for any reason, will I be released from my contract?
If you wish to leave your contract early for any reason, you must find a like for like replacement (postgraduate student studying at a London institution) in order to do so, otherwise you remain liable for the remainder of the rent. This also applies for any students that wish to be released from their contract for field trips or overseas projects.
When is my first rent payment due?
The first rent payment is due 10 days prior to your contract start date. E.g. if your contract starts on the 21st September your payment will be due on the 11th September.
When I pay the £500 am I guaranteed to have secured a room?
Once you have paid the £100 booking fee and £400 deposit you will have secured a booking with GradPad! GradPad will send you an offer of accommodation within 7 days confirming the room type, contract dates and rent. To secure your chosen room for the 2015/2016 academic year you will need to accept your Offer of Accommodation within 10 days of receiving it.
Can I pay in instalments?
You may pay in quarterly instalments if you have a UK based guarantor. If you do not have a UK based guarantor we ask that you please make your payment in full 10 days before your tenancy begins. Alternatively, you can use the following option: A Guarantor is someone who is over the age of 18 and will take financial responsibility for the tenancy and will be liable to pay the tenants rent if, for any reason, they are unable to pay an amount owed to the accommodation provider. Gradpad London in partnership with Housing Hand provides a guarantor service for students who are unable to provide a satisfactory UK based guarantor. What is a ‘UK based guarantor’?
A UK based guarantor is a person that lives and works in the UK full time, and who will sign your contract to state that they are liable for you rent if you cannot or do not make the payments.
What is included in my room rent?
Your rent includes all of your utility bills, internet and contents insurance. If you live at Griffon Studios or Wood Lane Studios your rent also includes access to the on-site gym.
Are there any other charges?
No! There are no hidden charges with GradPad, you will only need to pay your deposit and your rent. However, if you choose to have a television in your room/studio, or you intend to watch live TV on your computer, tablet or smartphone then by law you will be required to purchase a TV licence. Plus Laundry facilities are available on site at extra cost.
Will I get my £500 booking fee and deposit back when I move out?
Your £500 deposit is made up of a £100 non-refundable booking fee and a £400 security deposit. The security deposit will be refunded to you when you move out, provided there is no damage to your room/studio.
I paid my £500 booking fee and deposit and completed my booking more than 7 days ago, but still have not received my contracts. Is something wrong?
Please do not worry, in some cases it takes longer for the offers to be sent out. We have to go through a number of procedures before we can send you the contracts e.g. checking with your university that you will be a postgraduate student with them come September/ October 2015.
Living at Gradpad
How fast is the internet and is it wireless?
At up to 100Mbs, Gradpad offers some of the fastest wired internet found in student accommodation around London! Wireless internet access is available across all three GradPad sites, in your room/studio, all common areas and even in the outside courtyards!
Do GradPad have any rooms available for disabled access?
Yes we do. We have rooms at both Griffon Studios and Wood Lane Studios suitable for disabled access, these rooms are reserved for this purpose until 1st August each year. After this date all accessible rooms will be made available for let through the GradPad website.
What will happen to my post?
Our Reception and security staff will take collections for you and sort your mail. Each resident has access to a lockable mailbox for letters and small parcels. Any large packages will be looked after for you by reception, which is manned 24hrs a day. Please DO NOT arrange for post to be delivered before you move in as we are unable to store anything that arrives before you do!
Will I be able to securely store my bike?
Yes, at Griffon Studios and Wood Lane Studios there are large, indoor bike stores.
Am I allowed to smoke in my room/studio?
No, all GradPad residences are strictly non-smoking. You may smoke outside in designated smoking areas.
What furniture comes with the room/studio?
All rooms have a ¾ double bed (Premium Studios at Wood Lane Studios have standard double beds), a large desk, desk chair, wardrobe and shelving units. Studios also have kitchenette facilities and either a breakfast bar or kitchen table.
Do I have to share my bathroom?
No, not at GradPad! All rooms and studios have their own private en-suite bathrooms.
Is there a cleaning service available?
Residents are responsible for keeping their own spaces clean and tidy. The on-site cleaning team will clean all communal areas on a daily basis. There is a supplementary room cleaning service available at all sites which can be booked via Reception - there is an additional charge for this service.
Is there a curfew?
No, this is your home and you are welcome to come and go at any time that suits you.
What if something in my room/studio breaks?
Each GradPad residence has maintenance operatives on-site, they maintain the residence and make sure that things are always kept in the best order. Should you have a problem with anything in your room; say your fridge or oven stops working or a lightbulb needs replacing, they will fix it as soon as possible for you. Maintenance issues should be reported at Reception.
What is the policy on damage to the room/studio?
The price of any damage to your room/studio will be deducted from your security deposit, prices will be detailed on the inventory you receive when you check in.
Are there laundry facilities on-site?
Yes, all GradPad residences have 24 hour laundries with extra-large, commercial washing and drying machines (charges apply), managed on our behalf by Circuit Laundry ( There is a laundry view service, so you can check the availability of machines online as well as being able to see when your wash finishes! You will be issued with a laundry card upon arrival - all payments are made using this card. You can add credit to your laundry card online, so you will not need to carry coins.
Do I have to pay extra to use the gym?
No, access to the fully kitted-out gym is included in the price of your rent. You will need to complete an on-site induction before you can use the gym.
Do I need a television licence?
If you choose to have a television in your room/studio, or you intend to watch live TV on your computer, tablet or smartphone, then by law you will be required to purchase a TV licence.
Is insurance included with my room/studio?
GradPad has arranged some contents insurance for you with Endsleigh, the No.1 student insurance provider. It is important for you to check this cover to ensure you fully understand the protection provided. You can check what is covered, check key exclusions and limitations, check your policy excess, check how to make a claim and extend your cover to protect laptops, phones and other valuables by visiting and entering the policy number HH1118a. It is important to find out exactly what you are covered for, as you may find that the cover provided is not sufficient for your needs. This cover does not protect items such as bikes, musical instruments, mobile phones, laptops and other gadgets and items when you are outside your room, or all risks inside your room. You may want to consider extending your cover to protect all of your possessions against loss, theft, accidental damage etc both inside and outside of your room. Additional cover is available at preferential rates – please visit, enter the policy number HH1118a and click on the ‘Extend your cover’ section for more information. Please note: any losses must be reported immediately to your insurers. If theft is suspected, the Police must be called before an insurance claim can be made, as you will be required to provide a crime report number to Endsleigh
Is there car parking available?
Unfortunately none of our sites have parking available for cars. Wood Lane Studios may permit you to park a motorcycle or scooter on-site, however this will be at the discretion of the Management team.
Will I be able to have a guest to stay?
Yes. It's your home so you can host guests from time to time, but we would ask you to respect your fellow residents and the residence rules. You cannot sublet your room to another person. The guest policy states that any tenant is welcome to have overnight guests for up to 14 nights per month. All guests must be signed in at reception for the safety and security of our residents.
How long can a guest stay with me in my room/studio?
You can host up to two guests in your room at any one time, and you may have a guest (or guests) to stay in your room/studio for a maximum of 14 nights in any calendar month. These 14 nights can be used consecutively if you wish. All overnight guests must be aged 18 years + and be signed in at reception with photographic ID.
Moving In
Will there be bedding, kitchen appliances and utensils supplied in my room/studio?
Most students prefer to bring their own bedding and kitchen items, so GradPad does not provide these. Please remember to bring your own sheets, duvet, pillows etc when you move in. If this isn't possible, we can always point you in the right direction of the nearest department store! We also work in partnership with UniKitOut ( who will deliver these items to your residence before you arrive, you will need to sign for your package on arrival. As a GradPad resident you are also entitled to a 10% discount, just enter GRAD16 in the promotional code when you check out.
What do I need to bring with me when I move in?
Please make sure you bring your booking confirmation, a Photo ID, University confirmation letter, your clothes, bedding, kitchen utensils, towels and toiletries, your laptop/tablet and any items to make your studio/room feel more like your home!
Can I have luggage delivered before I arrive?
Storage space is extremely limited, so we can only accept deliveries from UniKitOut ( before your contract begins.
Can I move in early?
The earliest you can move in is 9am on the first day of your contract.
What time can I check in?
You are more than welcome to check in at 9:00am on your move in day. If you are expecting to arrive after 5:00pm or on a later date, please email us to let us know and we will put you down as a late check in.
Do you offer a pick-up service from the airport?
We recommend using ATC for transfers to Griffon Studios, they can be contacted on +44 (0)20 7223 5000. For transfers to Wood Lane Studios we recommend using Regal cars +44 (0)20 7229 8884.
My family or friends are coming to London to help me move in, can you suggest somewhere for them to stay?
Yes, we can offer preferential rates for bookings made at some of our partner hotels and apart-hotels in London. Please review section About the Location on our website for list of partners and ways to book with a discount.
I live abroad and would like to setup a bank account before I arrive in the UK, what should I do?
We have arranged with Santander, one of the UK’s largest banking groups, a streamlined process that enables overseas students to commence the registration process for a new UK bank account before setting foot on British soil. It couldn’t be simpler! If you have any queries regarding this please contact Rochelle McFarlane at Santander via email at or call +44 7739 860 075 and she can arrange an appointment for you to come in to the branch to open the account. All you need to bring on the day of the appointment is your passport along with the visa, your student ID or student admissions letter, and your UK residential address. You will receive your account details on the day and the card will take 7-10days in the post.
